Broomfield Minor Subdivision


Any subdivider or developer may apply to the city for a minor subdivision of a tract of land. The city manager, or a designee thereof, must first approve all such applications. At the discretion of the city manager, the city manager may refer the application to the land use review commission for a recommendation.



This title is known and may be cited as the "Broomfield Subdivision Regulations."  Whoever divides or participates in the division of a lot, tract, or parcel of land into two or more lots, tracts, parcels, sites, or other divisions of land for the purpose, whether immediate or future, of sale or building development, shall make the transaction subject to the

The procedure for Minor Subdivisions, set forth in Municipal Code Title 10 – UDC Chapter 7, shall apply to subdivisions that create four or fewer lots. Parcels are eligible for Minor Subdivision only once, and further subdivisions or newly created parcels shall follow Preliminary and Final Plat procedures.
